The development at 9-12 Dawson Street, Dublin 2 comprised the full restoration and extension of 3 no. existing protected structures (DCC RPS Ref. 8780) with 3 separate glazed façades, all above an existing single-storey basement. As part of the works, Grade “A” office space was provided across 7 floors over a ground-floor restaurant. As the site was situated in a constricted city centre location,  several unique engineering challenges were present, particularly with respect to the conducting of site investigations.

The existing 6,731 m² area was upgraded and extended to 9,208 m² through the addition of 2 additional set-back floors and reconfiguration of the existing structure. Mini-piles formed the foundations to support the upgraded structure, which were provided for in the existing basement. A sustainable part “green roof” was also provided on top of the additional new floors.
