This regeneration project involved the demolition of 4 no. existing multi-storey residential blocks and ancillary buildings on the challenging site which is situated on the busy Charlemont Street in Dublin 2. The new mixed-use development known as Charlemont Square consists of 5 no. blocks built over a basement which is approximately 50% double level and 50% single level, providing 32,980 m² of Grade “A” office space over 2 no. office blocks, 2,787 m² of retail space, and over 280 no. apartments across 6 no. blocks. The retail element of the development is already home to Tesco Express, and McCauley Health and Beauty, in addition to Atelier Maser, a studio/gallery space home to internationally renowned Irish artist Maser.

CS Consulting was engaged to develop the office accommodation that provides efficient floor plates with suspended ceilings with 650mm void, 150mm raised access floors, and minimised internal columns with 12m clear spans. Roof terraces and tenant facilities include secure basement car parking and bicycle spaces, showers, and drying facilities. The scheme achieved a WireScore Platinum Rating, LEED Gold Energy Rating, and a BER of A3. New public realm and pedestrianised landscaping have also been implemented as part of the scheme, providing a natural permeability to Charlemont Square, in addition to space for hosting potential events and for a variety of recreational uses. 

The Charlemont Square project won the 2024 Building and Architect of the Year Awards "Building of the Year - Commercial" award in April 2024.
