This project comprised the construction, design development, and commissioning of Shanghai-based sustainable and ethical high-end fashion retailer Icicle’s first Irish retail store at 114 Grafton Street in Dublin City Centre, which is a listed protected structure (RPS Ref. No. #3262). CS Consulting Group provided structural and civil design services for this fit-out and upgrade project.

Works involved the adaptation of the interior structure, the removal of escalators, and adjustment to floor levels.

Fit-out works included stripping and reinstallation of floor finishes, construction of partitions, new joinery, refurbishing of windows and signage, as well as the preservation of existing features, mouldings, etc.

A key factor in carrying out the fit-out works was the requirement that Icicle’s interior concept be applied to this store as it is in its other stores in Paris, China, and Japan, while respecting the historical character of the listed building.

Being an older unit, the building required several fire upgrade works. Moreover, the building was subject to numerous floods in the basement, which challenged the design team to mitigate these issues. Several water leaks from the roof and façades also needed to be repaired prior to the commencement of any site works.

In terms of site logistics, the site being located on the Luas line was a significant challenge. This factor posed a particular challenge during the removal of the escalators, which resulted in the escalators being cut up into smaller sections and removed from the site.
